Without a sound understanding of the hotel and hotel investment markets, the hotel business and the structures of hotel operator contracts neither can the actual economic power of a hotel property be reliably valued nor the return sustainably optimised. In contrast to other commercial properties a hotel is relet day in day out. A superficial consideration does not do justice to the complexity and volatility of the hotel markets.
