Flexible office space is no longer the exclusive preserve of start-ups and freelancers. Established companies are increasingly also making use of providers of flexible office space. One such company is the Agendis Business Center Group, which was looking for a third site in Stuttgart to meet growing demand. Ideally, the client wanted space in the city centre or the central business district - no easy task in light of current low vacancy rates.

Particularly since the requirements were very specific: a minimum area of 2,000 square metres, as far as possible for exclusive use, a twin-unit floor plan, and a central reception area. In addition, the client wanted as many parking spaces as possible, excellent public transport links, and an external area, which could be used to mount the corporate logo. And, of course, a property with kerb appeal to attract potential tenants in a highly competitive market.

Our cooperation with the client

JLL thus began with an in-depth assessment of the market. During the course of this, it became apparent that properties in the popular central business district or close to the city centre did not necessarily have to be the first choice. In fact, Agendis decided to follow our recommendation and go against the trend, choosing a site outside of the city boundaries which met all its requirements: the SkyLoop building at the Stuttgart Airport. A key argument for Agendis, whose customers place value on the beneficial external impact of a Stuttgart address, was that the airport is still located within the city's postcode area.

Following several rounds of negotiations, Agendis came out on top, beating other business centre operators who were competing with it to win the tenancy agreement with Flughafen Stuttgart GmbH.

Outcome

In addition to a consistent negotiation strategy based on trust and openness, the deciding factor for success was the overall package offered by Agendis. Gaining a long-term, trustworthy partner as a tenant proved to be of central importance. It was here that the Agendis Business Center Group, with its national focus and regional roots, was able to score points over global players. The company moved into its new premises in the SkyLoop building in April 2018.
