Ambition

Three dominant core properties in prime locations were up for sale: The ALLEE-CENTER BERLIN in the boom district of Lichtenberg, the BABELSBERG CENTER in Potsdam and the WALDSTADT CENTER in the state capital of Brandenburg. Each of the three established retail locations offers strong macro- and microeconomic data, anchor tenants with strong credit ratings, long-term residual maturities, excellent accessibility and good prospects and potential. A first-class and versatile local supply portfolio with different focal points: Shopping center, DIY store (toom) and food (Kaufland). 

Structured bidding process with high flexibility

The heterogeneous top retail portfolio prompted us to recommend a flexible sales strategy. In concrete terms, a structured bidding process enabled interested investors to submit offers not only for the acquisition of the entire portfolio, but also for the separate properties. We thus guaranteed interested parties a high degree of flexibility in terms of individual investment strategy, while enabling the seller to choose the optimal bid constellation for him.

The seller had commissioned us exclusively and we worked together closely and trustingly. With strict timings and great investor interest, a smooth sales process was achieved - from initiation and marketing to individual visits and negotiations to all necessary signatures.

Best possible solution for buyer and seller

The sellers, property companies managed by Partners Group in cooperation with Arax Properties, ultimately decided to sell the core properties individually and sold ALLLEE-CENTER BERLIN to Deka Immobilien, BABELSBERG CENTER to LLB and WALDSTADT CENTER to Corpus Sireo. The optimal solution for buyers and sellers was made possible not least by the well-coordinated cooperation of the JLL Central Retail Investment Team with shopping centre and portfolio expertise and the Berlin JLL Retail Investment Team with its expertise in the Berlin real estate and investor market.
