It just wasn’t the right fit any more. Schaeffler’s Czech headquarters in Prague, an administrative building with storage space that was mainly used as offices, no longer met the company's requirements. With approx. 1,137 sqm GFA, it was simply too big. Also, the existing premises were no longer commensurate with the Schaeffler Group's ambitious New Work concept. The world's leading automotive and industrial supplier wanted to offer its employees a workplace that was as inspiring as it was efficient - adequately reflecting the spirit of the company and increasing productivity. Schaeffler commissioned JLL to support them in their quest. It was a matter of finding and leasing suitable space, and also fitting it out on time, to a high standard and at a fair market cost. Last but not least, JLL would also sell the existing premises.

In keeping with the "One JLL" approach, a cross-departmental and cross-border team took up the mantle; the project was coordinated by the Account Management team in Germany, which also handled the overall reporting to the client's Corporate Real Estate team.

Tenant Representation Services in Prague identified various options and assisted Schaeffler in their qualitative and quantitative evaluations. After settling on a location that offered the latest technology, design and a competitive financial package, the JLL team negotiated an advantageous lease.  JLL's Project Management team was on hand to ensure that the new office set-up was high quality and delivered on time at a fair market cost. Our colleagues in Prague managed the fitting-out works and assisted Schaeffler throughout their move, right up to the final “go-live”. As soon as the new lease was signed in October 2021, JLL's Industrial team commenced the process of selling the old premises. Seven months later, everything was sold. JLL had taken over the marketing of the properties, negotiated with interested parties and accompanied the legal process. 

Fast finish. Good conditions.

The new location was ready for occupation on 1st April 2022. During the lease negotiations, JLL had negotiated cost savings of €200,000 compared to the initial landlord offer. The high-quality fit-out of the offices remained within budget. The reduction in space to 502 sqm should also lead to further savings in operating costs. Now everything fits. Schaeffler’s new representative headquarters in the Czech Republic can offer their employees in Prague creative space that does justice to the company's aspirations and innovative approach.
