Summary and analysis of the current situation in the logistics and industrial real estate market in Germany

In 2024, 12% less warehouse and logistics space was transacted compared to the previous year. The leasing volumes were below the five-year average by 26%. This was mainly due to fewer large-scale deals.

After significant increases in recent years, prime rents remained stable in all regions in the 4th quarter.

With an investment transaction volume of € 7.9 billion, the previous year's result was exceeded by 8%. Compared to other asset classes, logistics were in second place with a 22% share of the total German investment transaction volume, after Living (30%).

The prime yields remained stable in the fourth quarter after showing a decrease by ten basis points in the third quarter.
